Need Lender to Refi Personal Residence

I owe $13k on my first mortgage and have been offered to settle on my 2nd mortgage for $20.5k.  My home value is $200k+.  I want to borrow $100k on a 15 year mortgage that would pay off the existing first and 2nd and pay off all dr bills and IRS taxes.  The problem is my credit got slammed when our primary income of selling RE took a huge hit in 2006.  We now have jobs in other fields but still sell homes for friends and family.  Our credit score will not allow us to refi, so I was wondering if anyone knew of an investor that would be interested in lending us the money.
