wanting to purchase rental properties

So for a long time i have wanted to get into real estate investing. I want to start purchasing rental properties and am unsure of where to start. I am finding a lot of properties in my area, mainly looking at multi family units. My biggest concern is that i don't have a lot of money to put down. are there any creative ways to get around the big down payment? i have talked with hard money lenders and they are typically only willing to lend 80% LTV. I haven't talked to my bank yet. and if it matters, my credit score is between 725- 750. any help or information would be appreciated!
