No cost owner occ loans

These are nice if you might be in short-term. US Bank is offering owner occ 3.99% 15 yr and 4.4% 20 yr handled by their personal bankers. Ever since buying down a loan and paying big closing costs only to see rates decrease; I have liked these no cost alternatives. Only $500 prepayment fee think for 2 yrs.

Are there others out there? They are a commercial bank and know an investor that borrows from them with quite a few houses.
