Need Real Estate or Mortgage Broker in CA to serve as Loan Originator

I provide Transactional Funding and would like to fund deals in CA. My understanding is that in order to comply with usury laws, any loan that is secured by a deed of trust must be originated by a licensed CA real estate broker and/or licensed CA mortgage broker. I would like to understand more how the logistics of this type of relationship would work.
