Looking for Purchase Money - Newbee

OK, i found some potential off market properties for sale.  I still have to do more research on these properties, but i'm wondering if any private or hard money lenders out there have guidelines they can give me so that i can "back my way in" to a deal.  In other words if i know what they will lend on, I'll know a little more how to structure my offers.  Any help would be appreciated.
