Funding Loans of around $50K possible?

I talked to my loan guy(who helped me purchase my primary residence) and he said he didn't know anyone that would fund loans this small especially with 20% down.  

What are my options if I'm looking to buy properties around this price?  I'm trying to start small and build up!
