Lowest loan amount

I'm looking to invest into 1-3 condos' that are currently between the ranges of $10k-20k that are in currently either lis pen or foreclosure stages. My plan is to hold them long term for rental income properties. Due to credit issues, I'm unable to obtain conventional financing so I'm leaning towards my only apparent options of either hard or private money.I've called a few lenders(hard money) and find anyone that will lend under $50k. Do anyone have any contacts to any lender that will?
