I’m looking to connect with private money lenders or investors who lend their own funds for real estate deals. Whether it’s for fix-and-flips, rentals, or other projects, I’d love to learn more about who you’ve worked with and what your experience has been like.

Do you have any solid connections or recommendations for private lenders who use their own capital? Also, if you’re a private lender yourself, feel free to chime in—I’d love to hear from you!

Thank you for your post. One consideration as you are working on locating private lenders, is that IRA, 401(k), and other retirement accounts can be used in many cases to make private money loans. For example, I recently made a loan to a house flipper, partnering with my self-directed 401(k) and Health Savings Account (HSA). I'm working on another private loan now on a self-storage opportunity partnering my Roth IRA and HSA. All interest payments flow back to the Roth IRA and HSA tax-free.

This can be a great way to help an investor grow their retirement accounts, and save on taxes!

A great resource that's a one to one for starting with you own capital is the Private Lenders podcast

They do a good job of regularly releasing episodes and they frequently talk about starting out with their initial capital pool and growing their business. 

Might be useful for passive learning.

I have used both Traditional (pre-tax) funds, Roth and HSA. My Roth were all contributions, no conversions, but I can say I have seen many convert from pre-tax to Roth
