My income is from capital gains - Where can I get financing?

Almost all of my income from the past four years has been from capital gains. I have a good amount of cash available, but I'm looking to scale up on my next rehab by financing a more expensive SFH. I got denied for a pre-approval by the small local bank that I had a HELOC with on my last house because they claim that they no longer count capital gains as income in their underwriting.

Anyone have any ideas on what I can do, or know of any banks/credit unions that take capital gains into consideration?
