Finders fee for connecting investor to private money in deal

Hi! I'm connecting private money to an investor who needs $ to fund flip. How do you calculate your Finder fee, based on the projected ARV of the property? Or on the amount being loaned? When do you expect to receive the finders fee. Any paperwork that I need to start putting together or any suggestions?
