Exploring Partial Note Interests for Private Loan in NC Land Parcels

Hello fellow private money lenders,

I wanted to reach out and discuss a unique opportunity involving partial note interests. I currently hold partial note interests on a few land parcels in a private gated community in North Carolina. We are in the process of foreclosing on a debt associated with these properties. The interesting part is that the debt we're foreclosing for is significantly less than the total value of these beautiful properties, especially considering recent sales of similar parcels in the neighborhood.

Now, I'm not looking to sell all of my interests, but I am exploring the idea of selling a small portion of my interests in exchange for a private loan. The loan would be for personal reasons and would provide some liquidity without divesting completely from the properties.

I'm curious to know if anyone in this community has experience with or interest in these kinds of deals. If you've encountered or considered similar arrangements, I'd greatly appreciate any insights or advice you can offer.
