Refiniancing a land contract in ohio

I'm looking to cash out refinance a land contract I own in Toledo. I originally signed the contact in October of 2022 and the price was 60K. Since then the value of the home has Increased to around 85k. I'm wondering if I am able Cash out refinance since the house was put into a LLC when it was purchased and how would I would go about doing it.

Any Advice would be greatly appreciated, sorry if this is the wrong forum to post this question.

1. Are you the current owner or the borrower on the land contract?

If you are the borrower you will need to coordinate with the bank and the current holder of the contract

If you are the lender and have someone on a land contract you cannot finance more than the amount of the land contract
