2/1 Buydown for investment property

Hi all , i am new to this Forum and wanted to ask a question regarding financing.

I already own my primary resident home and wanted to buy a investment property. Can i get a 2/1 buy down mortgage on an investment property, or it is just strictly limited to 1st time home buyer/ primary resident buyers. Or are there any creative financing options to buy investment properties.

I would appreciate your help in this matter, so that i can plan my next venture according.
