Need to get cash from free-clear inherited property to capture another opportunity.
I've inherited a nice home in Utah which I've listed and need to get 50% of its value in cash for another property before losing the opportunity.
What are my options? (Title not yet transferred, I am executor)

If you know for sure you're going to get the price you've listed the home at you could do a cash out refi on the property, or HELOC.
I would just be certain you can cover the debt service if you can’t sell the home.
