How to make deals work for investors?

Hello BP community,

I'm a newbie investor, and looking to seek out some private money from family, friends, co-workers, etc. What are some best practices for making deals work? 

In other words, what should we be offering a potential investor? Percentage of cash flow per year, percentage of revenue from the life of property, cash out on a refi plus percentage? 

Any help would be appreciated, and also if you have templates or direction on writing a good pitch send my way:)
