Looking for advice on Finding a lender for a project we have

My partner and I have constructed three houses in Pahrump and have a buyer who is interested in purchasing one of our 2519 sq ft ranch-style homes. However, the buyer is using a VA loan and is unable to secure a construction loan for the project. They are pre-approved and ready to buy, but unable to fund the construction. I am able to provide only 20% of the funds needed for the build. I am seeking options from lenders on how to obtain funding for the construction so that we can proceed with the project.

I need to know what the best kind of loan for this would be and the best type of lender to talk to about this .A private lender would be great but i think there is other options .Also i don't have a private lender .
