SFR Lenders / Valuation

Hey BP,

My business partner and I have purchased a couple of SFR in the 40-60K range for cash, and are looking at ways to recoup our capital. We have reached out to a few lenders but it is hard to find debt other than Revolving LOCs. Has anyone had experience securing longer term debt for properties at such a low purchase price?


Additionally - for an exit / refinance scenario, is there anyway a lender/buyer would look at a SFR on a Cap Rate valuation, or for SFR are they strictly valued on their appraised value and comps?
