Need HELOC, Investment Property in Fl.

I Just purchased my 1st out of state property in Fl. 🙌 it's currently in the process of being rented out on a long term lease. It is free and clear and I would like to get a HELOC but I'm having a hard time finding a bank that can approve me. I don't have a w2 and my only income is from 2 rentals. I have some reserves. Possibly a house hack soon as well. I would like to have the Heloc for the future possible downturn of the market and be in a position to move forward.
