Found the property need the cash, help!

Found a home in Phoenix, purchase would be 580k, arv 750k; I'd probably need to put 75k+. I'm thinking I'd need a financial partner for the repairs, as I can finance the purchase myself. I'm pretty handy and plan on doing some of the work myself. Not sure if I'll BRRR it or airBNB or wholesale it. I've got a steady income over 6 figures, What should I do?

at 750 ARV....70% of that would be 525K before repairs. See if you can negotiate it down some more to make it more attractive for a financial partner. account for the amount of repairs too
