Seller financing - keeping it in the family

I have the potential to purchase a few properties from my parents (10 doors/4 properties total).  They own the properties free and clear and are interested in seller financing.  I think this may help with capital gains for them, and future inheritance tax for me.  I'm looking for information on how to structure the deal, and protect all assets.  Thoughts?  Comments?  Books/articles?
