Accessing Rental Property Equity

 What are the options for pulling out equity from a rental property owned for <12months?  We put 20% down and want to put that money to work without selling or refinancing the property, at least at this point.

    hmmm...  Did you use a conforming loan to purchase?  Just thinking you need to, or should, keep the loan for 6 payments...  But, then you said you weren't looking to refi...  Sorry not sure, not something I normally look into.  I would guess if you could find a private investor or sorts who is willing to loan and take 2nd position.  I see what you are trying to do, but honestly I'm not sure what entity/program/loan product would really take the risk on that  :)
