Land Loan Recommendations

I'm interested in purchasing an improved lot but have struggled finding options for the loan. The lot already has well, septic, and electric for one home and I plan to add additional after purchasing so that I can have multiple rental units. I'd be comfortable with a 25-30% down payment and I have a good credit score but the few companies that I've been recommended for a standard mortgage do not lend for land. Have any of you done similar deals and have a lender that you would recommend?
