Looking for different options

I have just started looking into rental property investing and have been looking at a couple different properties that I believe have potential. The main thing that I'm not sure about is what route would be the best for me to take in order to purchase a property once I've found one that I want to pursue. I probably wouldn't be able to get another mortgage (currently have one for my personal residence) and I'm curious if there are other options that I'm not aware of.
