Time Sensitive - Issue with Appraisal putting my Mortgage at Risk

We're at the final steps at closing on a cottage, and an Issue I ran into is with the bank issued appraisal. 

The bank has deemed the appraisal as incomplete, and because of it started digging into the the pictures currently in the report. They saw the exterior and from photos think they see rotting wood on the windows - which would be required to repair to close. 

As the buyer, I do not care about rapair costs and what I'm paying for hte house, I just want to close fast.  (I Plan to fix this eventually.) I would very much not want to do this today, as the windows are an odd size and also would be replaced. In my initiial reach out, this would be about a 6-8 week project  - and Id lose my rate, and I also have some other major expesnes not house related the first half of the year. Getting the seller to cover is not viable in my particular situation. 

The added wrinkle is teh appraiser now has to finish the report - and we actually have her number. She's local and wants to buy on our street, and I'm wondering if I could "Coach" her to finishing the report in a way that would not require the wood to be replaced. 

Is my idea good, and what would the language look like so that the bank would not make me replace the wood around these windows?
