4-plex with borrowed Down Payment

This deal is for a income generating 4plex in a good area.  It is fully occupied and needs no work.  $340k was the accepted offer.  I am working with a few lenders but they all want 25% down.  I have the ability to borrow half of the down payment from my brother.  Are their better financing options out there?  The Appraised value will come back in the $400k range.  I just don't see how it can work with having to put 25% down.
