Looking for Cash Buyer Program to Make a Strong Offer

Hello, I hope I'm not breaking any forum rules but I'm in a bind.  There's a property that I would really like to purchase and want to submit a strong offer.  I've already lost one opportunity to a cash buyer and I don't want to lose another.  Does anyone have a referral for a cash buyer program where they would lend me the money then I'd refinance (with them or someone else)?  I've checked out a couple of them but they aren't available in my area, which is Charleston SC.

Update as I typed this, the property is already under contract.  Now I just want to be prepared for the next time this happens.
