Private Offering Examples?

Hello,

I am creating an Executive Summary for a private offering. We have an 160 acre plot under contract in a beautiful area of North Carolina where the market is on the rise. It will be a Green Community Development with 60% of the forest preserved. South facing, gentle slope in the mountains, river, close to city, etc.

We intend to raise ~$600K loan ($350 already committed) to complete predevelopment and entitlement and will follow with an equity round.

Does anyone have an example of a 2-3 page Executive Summary or Offering Brief that I can model?
