Subdivision refi pending APNs

looking to see if a home on 10 acres could be financed. Home was sitting on 20 acres in riverside county and was just recently subdivided into two 10 acre parcels. The final map was recorded with riverside county on December 8, 2021, parcel map 33434, in book 253, pages 27-30 of parcel maps. From there, the map was sent to create new APN’s for both parcels, which are currently under 1 APN for 20 acres. Looking to see if the home could be financed on the 10 acre parcel based off of legal description of property, pending new APN’s?
