How to Wholesale?

I'm looking for advice on how to Wholesale so I can build capital. I believe this is the best why for me to start . Can anyone give me advice on how to start? I've read a lot of book on Real Estate investing (Commercial Property's, & Flipping), Rich dad poor dad, & J. Scott. Just not on wholesaling. does anyone know any good book or knowledge of wholesaling.

Wholesaling is a great way to get started. That's what I did 20 years ago. And still do some now too. You'll learn a lot while you are earning money... and if done properly, you will avoid the risks of techniques.

One of the most important things you need to do is build your buyers list before you start looking for houses. By doing this first, you'll know you have buyers, where they want to buy, and what area they prefer to buy in so you only focus on finding deals to fit their criteria.

The other thing I advise is BE HONEST with the sellers. Don't tell them you are going to buy the house then pull a bait and switch on them at closing. Instead, it is better to tell them exactly what you do... "you find houses for people who want to buy them them rehab them. You have several people who may be interested in their house and you need to schedule an afternoon when you can show it to them." This way is so much easier than trying to work your way out of a lie. Sellers sincerely appreciate any help they can get to sell their house and they don't care if you make a profit to solve their problem.
