Using Lists To Find Motivated Sellers Is A Scam & You Are Falling For It!!

Hello my little mortals, I am Jerryll, for those that do not know me. And for those that do not know me, you should know i am quite good at motivated off-market seller lead generation.
I have noticed quite early on that there is a huge flaw when it comes to Real Estate Investing. See the key to success as a wholesaler or a flipper, or heck, any business, is your ability to find off market motivated seller leads, reliably, like clockwork, and on demand.
Now... I want you all to look at our leads coming in. And go with me on this. Look at the quantity of these leads. I have a point to make that will open your eyes to some disturbing truths.
All these leads are Organic. They are free, they are highly motivated, these people looked for me, I don't look for them. (My website ranks #1 on Google so I get actual motivated seller leads). Again, all these are MOTIVATED! Meaning: They actually WANT to sell their house.
Why am I telling you this? What does this mean? Simple, and get ready to be shocked! From ALL these people that truly want/need to sell their house:⠀⠀
- NONE were going through a foreclosure
NONE were dealing with bad tenants - NONE were dealing with any kind of lien
1 was dealing with a job loss
2 were absentee owners. - None of them were dealing with relocating
- NONE were dealing with a divorce
- NONE were dealing with a garage sale
- NONE tax sale leads
- 1 had a death in the family :(

Roughly 98% of my leads (motivated sellers, people that want to sell) contacted me not because they were struggling with monthly payments, or dealing with bad tenants or a divorce, or tax sales, or liens of any kind. They filled in the form on my website simply because they didn’t want to deal with agents!

Yes you read that right. That’s IT!! They simply wanted a fast, easy sale, for no other reason than convenience, and they were willing to accept a lower offer for that convenience.

What does this mean?

It simply means that every single one of you that is buying lists, sending mailers, or cold calling based on that list, targeting foreclosures, bad tenants, etc. are sending your efforts to the wrong audience. You are throwing money away. Those are NOT the people that want cash offers. Those are not the people that fill in my forms on the website! Those are not motivated sellers! This is backed by actual data. My data AND yours!! Yes Your OWN data says this!!

Proof? Sure!

How many mailers do you need to send, to finally snag one deal (I said “deal”, not “lead”)? How many phone numbers do you need to cold-call before you get lucky? 1000? 2000? 3000? If your target list (Bad tenants, liens, tax) were truly people that needed to sell, why is it that it takes sooooo many mailers, cold-calls, so many tries, before you finally snag a deal? You are targeting the wrong Audience, that’s why!

So many people are being tricked/mislead (intentionally or not) by the gurus, the influencers, and all these marketing companies, convincing them that the “absentee owners list is a must-buy list”, or that “the liens list is even better”, and “if you combine them, EVEN better!”.

The truth however is that people experiencing these struggles are not the people filling in the forms. These are not the people that are open to a cash offer, as your OWN data implies.

Now, here is why this is happening. Let me ask you this. Which lead do you think is better?
- someone that NEEDS to sell... or
- someone that WANTS to sell?

Believe it or not... someone that WANTS to sell is a WAY better lead than someone that NEEDS to sell. Someone that NEEDS to sell, often doesn't WANT to sell. They resist, want a higher offer, they don't want to sell. However, someone that wants to sell, will get it done!

My point, and the sad truth of the matter is this:

There simply IS no “criteria” that singles out “people that WANT to sell”, from the crowd. Let me rephrase. There simply is no “criteria” that singles “MOTIVATED SELLERS” from the crowd. NONE!! The ONLY way to effectively and efficiently generate/extract motivated sellers from the crowd is by having people that WANT to sell, find YOU. You have to make it easy for them to find you when they want to sell. Want to make it in this business based on strategy and not brute force/luck? Get a website. Make it credible. Use logic, intelligence and DATA. Stop being sheep following sheep because even the so called "experts" do it wrong. Think on your own!
I literally CRINCHE when I see Biggerpockets podcasts and guests on the podcasts teaching people how to pull the perfect list. How to drive for dollars, the best way to do DMM. It is embarrassing honestly! It is time you all should know. DO NOT FOLLOW people on BP including the podcasts "just because they are on the BP podcast". That does NOT make them right!!
So many people are being tricked/mislead (intentionally or not) by all the gurus, influencers, or even these marketing companies when the REAL motivated sellers are not selling because of a lien, or because of a job loss.
