Can anyone help me analyze a Disney vacation rental?

I'm looking at a 6b 4ba vacation rental. Its the nicest I've seen so far and would not require any work to get going.

List price is 635

HOA $400

Tax $5300

Their typical rental ranges from 380-900.

Sorry for the basic question but I am new to this and this would be investment property #1.

I am not sure about these numbers but am I close?

Mortgage - 2200

Mgt - 600

Pool - 100

Tax - 440

HOA - 400

Electric - 300

Water - 100

Pest - 75

Ins - 100

misc - 200

4515/month 54,180/year

Avg rental minimum 400 x 185 days (50 %?) = 74,000
