The Villages, Florida - house hack

Hi,

I own/ operate handful of residential properties in the Marion county / sumpter county area (within 30 minutes of the villages). Our team has just gotten our first commercial property under contract and our time will largely be spent in these areas in the immediate future.

Since I live in Orlando, I pass by the villages (right off both sides of turnpike) on my way to Ocala. Our thought process, is that we should purchase a property in the villages or very close by as this is a very good middle ground for the said areas above. IDEALLY, we would like to find a property that has or is capable of being converted into a "mother in law", "ADU", "Casita", or any other separate living quarters in which we could rent out the main portion to a tenant (short term or long term) and then use the separate space as our own for when we come and go with business. We intend to use this space as an office and or small sleeping quarters.

Our biggest challenge is that we are not over 55+ and we would prefer to invest our money in the villages itself. I am not even sure if the villages offers this type of real estate in which we could “house hack”. To my understanding, there is an area the the villages is putting its name on that is not 55+ but I am not sure when this will get developed.

Does any one have any experience or insight to this topic? I am very impressed with the development of the villages and this is largely in part for why we are investing in the surrounding areas!
