Death of Real Estate Investing???

Question

Hello everyone, and I would like to Thank You ahead of time for your responses!

Recently, I have been spending anywhere from 5-7 hours per day reading RE books, to watching videos on YouTube and most recently... reading forums on BP...

But today I came across a site that spoke about the " Death of Real Estate Investing".

I have this feeling that some of the webinar may be legitimate, and the other just scare tactics. Someone else asked this question 1 month ago, but it has been deleted... and I couldn't find any other useful information.

Has anyone seen these ads, or had any direct experience with this topic? If so, I would greatly appreciate any input... or additional outlets of information.

As a friend of mine suggests, shelter will probably not go out of style anytime soon.

@Shaun Roberts - if I read between the lines, you're at an emotionally low point and read something that wiggled its way into your subconscious.  I think that we're all susceptible to that kind of thinking, on occasion.

If you're looking for people to validate the 'real estate investing is dead' premise, you've come to the wrong church. I've thought I was out if the game a few times, but apparently I was wrong. I've taken a few good hits, sure, but never missed a meal.

What I would suggest you do, that's actionable advise, to get out of a funk (if I'm right) is to focus on lead generation, find some little deals that count for small successes and learn how to monetize deals that don't fit your criteria by referring them for a fee.  That, in turn, will do two things:

Provide some cash flow for your marketing budget; and

You'll probably feel better.

These work in concert with each other. That's called synergy.  And before you know it, you'll be encouraging others with you story of success.

If this info is from someone who sells mutual funds or is anti-American and thinks the end of the dollar is near, there ya go!

Real estate has been around much longer than the stock market. I'd err on the side of history :)

Real Estate Investing Isn't Dead, period.

@Shaun Roberts - It sounds like someone trying to sell people on a course or class. Signing up for a class from someone trying to convince you that real estate is dead is akin to paying for a seminar from someone telling you the world is flat or the Earth is at the center of our Solar System.

There are no secrets to real estate investing, and no matter what someone tries to convince you of . . . learn the fundamentals (here, via books, a local mentor, or through some other means) and avoid the bright shiny objects that salesmen in the information industry try to flash before your eyes.

Sounds like the latest in fear mongering. Prior to this the latest trend was pedaling fear in regards to hedge funds. People were shouting from the roof tops hedge funds were going to push local real estate investors out of the market, now look at what has happened.

Around the same time my inbox was flooded with people hosting webinars, meet ups etc. where at the end they would share their greatest kept "secrets" for you to compete. But only if you bought into their training class or mentoring of course.

In the end they are likely trying to push a product by preying on fear. Remain logical, and spend more time posting and reading on bigger pockets, less time on pitchy webinars. If you attend such events, make sure to take all the information in with a grain of salt.

I like this "secret" more and its free, be consistent and persistent and work hard.

Sounds like you should by that guy's real estate! Real estate is local. Know your product, know your area, and keep reading. Even the best and brightest miss the biggest swings. And it's always hard to talk nationally when talking about real estate.

Naturally, I felt that there was a bit of fear mongering, but perhaps a small amount of truth...

The problem for me is that I tend to stay pretty optimistic, and then saw a portion of this webinar... It didn't really stick, but due to my lack of exposure to that type of message/ pitch/ perspective, I had to ask.

You all have already made me feel as if I made the right decision to join... one of the best yet!

the adage "nothing is bad as they say & nothing is as good as they say" rings true.

think about 2006-07, everybody was into the euphoria of real estate.  when a guidance counselor flips a house for $1M & has never done it before, it's time to get out.

then there were blocks of foreclosures...people too scared to buy. "the values are just going to continue to go down so why buy? let's rent!" I rented to this fear and it was great.

I love these naysayers who say "you may never get back to the prices in 2007 again." so I can hold onto a property for 40 years and never see that price again? I don't buy that.

I'm curious if it has anything to do with investing in gold and silver. I've seen a couple of long winded videos and articles that end up pushing gold and silver.
