Cash flow vs Appreciation
I'm need help deciding. I can buy a duplex cash, have $1000-ish in cash flow, but not have much appreciation after any ARV. Or I can buy a house with a loan, do some remodling thus increase the ARV in a gentrifying area. But I have to house hack. Which is the better option to start?
