Wholesaling/ Approaching off market home owner

Much needed advise!🙏🏽

So today I Kicked off my first driving for dollars route and let me tell you, it was fun! Found a great neighborhood, lots of trees a good mix of renovated homes in the area,built in around the 1980s. Great location here in San Antonio, TX. I found A LOT of distressed homes! All off market.

I’m doing a little bit of research: more photos (if any), the specs and so forth so I can see if it would be worth my time in digging deeper.

Ok so, now I’m thinking of what to say, how to approach the home owners? I don’t want to come on strong but I want my approach to be effective! At least to get them thinking. I know there is a way of doing it.

How would you approach?

If you found a home that looks distressed, you dont need to do more research. You dont need to take more pictures. You dont need to see if its 3 bedroom or 2 bedroom. 

You need to call or get in touch with the home owners and find out if they NEED to sell. If they want to sell, good, but if they NEED to sell, GREAT. When they need to sell, you got a great deal. You are only going to know that when you talk with them.

Dont waste time doing research when the owner probably does not want to sell. When they do tell you that they want to sell, that is when you do some quick research.
