What's the best investment loan interest rate that I can get?

I have talked to a few lenders that are ready to provide an Investment loan between 3.125% to 3.5% with 0$ lender fees.

Property Type: SFH (between 400k - 450k)

Location: NC

Should I try more or get that rate locked?
