What is some advice you would give a college who wants to invest in real estate.

Plan on buying your first primary home first. You can use DPA programs for 100% financing but if you have 3.5% for a down payment explore FHA. Keep your eye open for properties like Duplex/Tri-Plex so that as you graduate you can convert that property into a rental. Look for properties that are new to the market that may need some TLC so you can do some reasonable renovations and refinance the home down the road to take out some cash to buy more properties.
