Please help a newbie understand purchase costs!

Dear $ family, 

I am feeling so overwhelmed, over analyzing, analyses paralyses you name it lol but I am also abscessed, excited and 1000% dedicated.  

I am looking into buying multifamily. I think I am doing the BRRR calculator right (following instruction videos). I got the numbers to work on a few properties but I am confused about the purchase costs. How do I factor that in the costs if I need extra partner/ loans for that? How do I find help with closing costs, down payment etc? How do I run the numbers with that included?

Please send help lol
