Capital raising question

I’m struggling with understanding how to raise capital for small multi family properties.

For example,

I found a property I wanted to put an offer on but while I was trying to be pre-approved for a loan I found out that gifts aren’t accepted for investment properties, I asked if it made a difference if the money was an investment (family is helping me get started with my portfolio). They said it didn’t matter it was still a gift.

So my question is, are do you only raise capital if your paying cash or can you get loans if you raise capital?

Any advice will be appreciated
