Investment - Rental in Hemet CA - 4 units

I’m in escrow to purchase two duplexes in Hemet CA for $775k. The values are high and the rents are okay. I’m putting a lot of cash into the property. However, after reading articles about the tenants in Hemet, I am having cold feet. May I get some opinion on the current market and outlook on investing in Hemet?
