1st investment property in Atlanta/ House for parents

Hey BP Fam hope the Monday is going well! I will soon be buying my 1st property in Atlanta, and it will be an investment property/ house for my parents. They will live in the house and pay me the mortgage and a premium on top of it, once the house they currently are living in is rented out. This way I will be able to get my 1st investment, and they can add to their current portfolio. We are looking in Atlanta since that is where my parents are from, and wanted to know what suggestions BP members might have. My price range is 150-200k SFH in a good neighborhood where it would be rentable after they decide to move out (they will be moving back to nigeria in a few years). Looking for whatever advice I could get since this forum is full of experienced individuals. Thanks BP fam! P.S, any suggestions for good realtors in the area?
