Investor asking for help from Realtor

I am a realtor in PA and I just was contacted by an investor looking to purchase 5 homes a month. He has his own contractor team that he wants to use. He wants me to source the deals for him and provide rehab estimates and ARV. Obviously with the rehab, I can't do a great job estimating with my limited rehab knowledge, so I would need a contractor to walk through with me. How can I incentivize a contractor to give bids without getting the work? The investor did say if the bids came in accurate he would allow my subcontractors of mine to be used. So I guess that's one incentive, but I don't know many contractors with their workload right now willing to do that. Any ideas or is this going to be impossible? He did say I could just take pictures but I want to provide as much value as possible and get him most accurate numbers without having to do any work.

As an investor, what things do you look for in your realtor? Trying to really nail this relationship with the amount of capital they have.
