I’m an FHA buyer looking for property / investment

Hi everyone. I am new to the BP community and Real Estate world. I’m currently renting but looking to purchase property. I want to get into the world of acquiring property and just wondering about any tips/tricks/recommendations.

I have been considering purchasing a property with an FHA loan, living in it, renting out to friends to live in with me, and then turning it into a rental property.

Property of interest is in prime location. 2 bed, 2.5 bath, $265,000 and an HOA of $660 quarterly ($220 monthly).
