Advice needed regarding investment partnerships

Hello BP nation! I am looking to find a partner to start my real estate investment. Would love to hear from those that have partnered before, on what type of questions to ask, did you have a lawyer draw up an agreement? Please let me know your process if you have experience with this. I am planning to get a HELOC from my primary home, however, as of now I believe I only have about 70K in equity in this house. Any and all advice is appreciated.
