Sweat Equity Investor Model

I’m a contractor and through discussion about a storage development, someone approached me about doing one together. They own the land and want to do a similar development, but don’t know anything about construction or the business. They asked me to present a proposal to team up. Anyone with experience in this model or can offer sample models? I envision only putting up my knowledge and sweat equity as builder and let them put up funds. What is a fair model to offer? Terms, percentage, ownership, dividends, etc.

everyone gets equal shares. Without your knowledge nothing gets done...it's called being a co founder. No equal shares, pass and keep doing what you're doing.
