We are in the process of purchasing rental property in Sacramento area and are comparing and analyzing between two properties. Both properties would put 25% down and require hiring property manager. The information of the property is summarized as below. It would be helpful and appreciate if someone can provide input whether we should go ahead to purchase either one of them or walk away.

Property 1. (need some remodel)
Type: Single family
Price: $190,000
Year: 1982
Bed/Bath: 3/2
Space: 1270
Rent: $1,200

Property 2. (on very busy road)
Type: Single family
Price: $190,000
Year: 1989
Bed/Bath: 3/3
Space: 1319
Rent: $1,200
