How to pull accurate and quality lead lists: Wholesaling

Hi guys,

Adrian here, I am an intermediate wholesaler in the DMV area and have closed 4 deals in January but have been in a slump since then. I am seeking advice and tips on how to acquire accurate data. I'm using propstream to acquire my lead lists, using tax delinquent and absentee owner filters but I feel like I am running around in circles with the same lists. I am just getting many, many unmotivated sellers and lukewarm sellers. Lukewarm meaning they will tell my VA that they are interested in selling and then after a conversation, they ghost or show no interest, even after I build amazing rapport with some of them because I am good at that.

I have been hearing that top successful wholesalers really do not use Propstream anymore to pull lists because it is not as accurate and oversaturated. I have heard about cole realty resource and contacting county offices for lead lists, although it is hard for me to get lists from the offices because they are closed due to covid. Essentially, I am looking for ways to get around this or just any other reccomendations in pulling quality lead lists.

Hello Adrian.

When I was wholesaling I found that propstream's data was outdated and everyone was hitting their list. I'd recommend driving for dollars and making a creative list.
