Investing With a Partner

I'm investing with a friend on a commercial mix use building. The process will be done via owner's financing so we have some flexibility in terms how the building will be owned. We both have LLC's but want to be mindful of refinancing opportunities down the line and ensuring we get the most favorable options. Should we form one LLC? Should the building just go under both LLC's? Just us as individuals?
