Winning over the Seller

Hello BiggerPockets members! My Name is Aidan Bernhardt. I’m 20 years old from the New England area and I’m slowly but surely getting myself ready for my real estate journey. I was wondering if anybody had any tips or suggestions for contacting sellers and including closing costs in the loan. Does the loan cover the closing costs? Will the seller pay those up front and be reimbursed with the loan? Why would a seller WANT to cover closing costs? I look forward to gaining some knowledge and insight on the practice.
