Seeking tips for a 22 year old thinking ab buying rental property

Hey friends, just your average 22 year old knucklehead here who's thinking about the possibility of putting a down payment on a two bedroom rental property. Quite frankly I already sent an offer... yikes. Let me know if I'm crazy or what I should be taking into account. Thanks in advance!
